Establish a true downtown for Auburn, Georgia—a walkable, connected center that brings together civic life, local business, and residential living. The vision was to create a place where daily life unfolds on foot, supported by a balanced mix of commercial, recreational, civic, and residential uses.
APPLICATION
Schmit + Associates partnered with the City of Auburn’s Downtown Development Authority to reimagine 30 acres at the edge of the existing downtown. This effort required more than a site plan—it demanded alignment between public priorities and private investment.
Working alongside city leadership, S+A helped shape a unified vision that extended downtown’s footprint while strengthening its identity. Public investment anchored the project through key civic infrastructure, including a new City Hall and complementary uses designed to activate the district. In parallel, private development introduced thoughtfully integrated residential components, ensuring the area would be both vibrant and lived-in.
Throughout, the focus remained on creating a cohesive environment where each element—civic, commercial, and residential—reinforced the others.

ROLE
Schmit + Associates served in a dual capacity as Master Developer and owner’s representative, with a central responsibility of protecting the City’s interests from concept through completion.
As owner’s representative for the new City Hall and related public components, S+A acted as the City’s advocate—aligning stakeholders, managing risk, and ensuring accountability across every phase. This included coordinating architects, engineers, contractors, and consultants; overseeing budgets and timelines; and maintaining clear communication between public officials and project teams.
By providing disciplined oversight and strategic guidance, S+A helped ensure the project was delivered in alignment with the City’s vision—on time, on budget, and with long-term value for the community.
