OPPORTUNITY
Create a signature mixed-use destination at the base of Acworth Historic Bridge—one of the city’s most recognizable landmarks. The goal was to bring continuity and energy to a pivotal downtown site, extending the character of Acworth, Georgia into a walkable environment where residents, businesses, and visitors intersect.
APPROACH
Schmit + Associates partnered with the Acworth Downtown Development Authority and city leadership to translate vision into place. This required careful attention to architectural character, scale, and how the project would connect into the surrounding downtown fabric.
The plan blends residential and commercial uses in a cohesive, pedestrian-oriented setting. Townhomes are integrated with office and retail spaces, creating a layered environment that supports both daily life and economic activity. Every element was designed to reinforce walkability and contribute to a unified downtown experience.

Schmit + Associates served as Master Developer while also acting in a de facto owner’s representative capacity—helping ensure that the City’s vision was carried through each phase of the project.
Working closely with The John Wieland Collection and project partners, S+A coordinated across design, development, and implementation teams to align expectations, manage risk, and maintain quality. The role extended beyond traditional development, providing oversight and guidance that protected both public intent and project execution.
The result is a thoughtfully integrated environment that delivers long-term value—an inviting setting for residents, business owners, and the broader community to experience downtown Acworth in a new way.
