OPPORTUNITY
Develop an in-town, neighborhood-scale residential community that promotes walkable, pedestrian-oriented living within the Groveway District of downtown Roswell, Georgia. With close proximity to Canton Street, the goal was to contribute to the growing vibrancy of this evolving core while offering a more connected residential experience.
APPLICATION
Schmit + Associates partnered with the Integral Group, to plan and develop this 22-lot community, consisting of detached villas and townhomes. As the first project delivered under Roswell’s Form-Based Code, Forrest Commons set an early precedent for how thoughtful design could shape the district.
Emphasis was placed on architectural detail, human scale, and streetscape design—creating an environment that encourages walkability and reflects the character of in-town living.

Schmit + Associates served as Master Developer and property owner—guiding the project from land planning through delivery. S+A managed the development process, aligned design and infrastructure decisions, and delivered finished lots for vertical construction by Monte Hewett Homes. Through this oversight, the project established a replicable model for neighborhood-scale, walkable development within the Groveway District.
