OPPORTUNITY
Establish the first mixed-use gateway into the Groveway District—setting the tone for future redevelopment and creating a welcoming entrance into this evolving area of Roswell, Georgia. The goal was to define both the physical and architectural character of the district at a highly visible corner.
APPROACH
Schmit + Associates assembled a key corner property positioned to anchor the district’s identity. From the outset, the focus was on more than a single project—it was about setting a precedent for how mixed-use development could take shape within Groveway.
The design integrates townhomes and loft-style residences with office and retail uses, all organized around a walkable, plaza-like environment. Careful attention was given to scale, streetscape, and how the project engages the public realm—creating a space that feels both active and connected to the surrounding community.

Schmit + Associates served as Master Developer while also acting in an owner’s representation capacity—carrying the project vision through design, partnerships, and execution.
Working with development, design, and construction partners—including The John Wieland Collection—S+A provided oversight that aligned priorities, managed risk, and upheld quality throughout.
The result is a defining corner and gathering place—one that establishes the architectural language for Groveway and creates an inviting, human-scaled entry into downtown Roswell, Georgia.
