BUILT ENVIRONMENT

The cities, towns and neighborhoods, which are renowned as great places, share a common but important attribute — Intuitive Design.

Unquestionably, the physical structures and infrastructure of communities contribute significantly to shaping a community’s sense of place as well as its long-term value. Yet it is the careful and deliberate orchestration of the architecture, the size of the buildings, the location of the streets and sidewalks, the placement of the art and gardens, gathering spaces and open spaces as well as recreational facilities that must all complement and enhance each other to create this harmonious feeling of Intuitive Design.

ECONOMICS OF COMMUNITY

For a community to be deemed a true success, it must be able to withstand many challenges, which underscores the need for a strong economic foundation from the very start.

To establish this foundation, however, there are a host of factors that must be considered from housing and education to business and job creation to community demographics. By having an understanding of these dynamics, a much clearer view of current and potential economic opportunities can be assessed, including the types of jobs and skills present in the community as well as the sources and distribution of income and how these will change over time.

Dave Schmit

Principal

Dave Schmit has spent his career creating places that engage people. He leverages decades of expertise in commercial and residential development to curate walkable communities that support experiential placemaking.

Dave has decades of experience managing complex projects in construction and real estate. Having led some of the nation’s largest residential home building companies through dynamic growth, Dave has a reputation for sophisticated models in design, delivery and customer service.

Working with communities to find holistic solutions that inspire transformational change, his leadership brings together local stakeholders to assess their needs and develop their vision.

Schmit + Associates is a vehicle for unique partnerships that create one-of-a-kind town-centered places. These include large projects, such as the redevelopment of Assembly – the former GM auto plant in Doraville, Georgia and smaller home-town style developments in Roswell, Acworth and Auburn, Georgia.

Dave earned BS and MS degrees in Construction Management at the University of Florida’s Rinker School of Construction Management where he is an emeritus board member and annual guest lecturer to graduating seniors, sharing his views on ethics and operations in the development industry.

He is an active member of his own community in Roswell, GA where he currently serves on the board for Roswell Economic Development & Tourism. He served as chairman of the City of Roswell Comprehensive Plan, is a past president of Roswell Rotary, and past vice-chair of Habitat North Georgia. A longtime baseball coach, Dave volunteers with L.E.A.D., an inner-city sports-based program that empowers young black leaders to live a life of significance.

Conner Schmit

Construction Project Manager

Conner manages construction projects with an entrepreneurial spirit and team approach. He is responsible for strategic scheduling, budgeting, job costing and supervision of the variety of professionals needed for each successful project. Continuously adapting to each challenge is a hallmark of Conner’s career.

Upon graduation from Georgia Southern University with a BS in Construction Management, Conner immediately went to work as a project engineer for Winter Construction. Advancing into project management quickly, he moved on to become a lead project manager at G&S Glass & Supply. All this while earning a master’s degree in construction management from the University of Florida.

Conner prioritizes strong working relationships across the diverse development workforce. He makes positive connections and is equally comfortable in the field, in the office, and online.

Finding time to volunteer in the community, Conner coaches a 7^th grade baseball team in Roswell. He aspires to perfect his bar-b-que skills and eventually compete, and works with his brother, Jared, to develop craft beer recipes.

Nancy Diamond

Communications, Sales & Marketing

Nancy’s professional life has been about making connections that create results and make a positive difference. Leveraging experience in both public and private sectors, she develops messaging that speaks to both realms, setting the tone for creative collaboration and ultimately, successful projects.

As a commercial Realtor^®, Nancy supports S+A team developments. In concert with professional relationships built over a lifetime in the metro Atlanta area, she brings informed expertise to strategic planning, messaging, project management, finance, and marketing.

Nancy has a long and active record in community leadership, including 8 years as a Roswell city council member. She is a past board chair for Wellstar North Fulton Hospital and the STAR House Foundation. She holds advisory board positions at North Fulton Community Charities and the Roswell Arts Fund, and serves on the executive board of the North Fulton Improvement Network.

Steve Rowe

About Steve

Steve and the AEC team are frequent partners, bringing expertise in engineering, planning and landscape architecture. Joining AEC in 1995, Steve leads the planning and landscape architecture efforts as both project manager and designer. His experience includes master planning/land planning, site design development and engineering, hardscape and landscape architecture, water feature design, as well as management for various project types and sizes. Steve successfully balances the need for aesthetic appeal with the requirement for a technically functional design.

Steve holds a Bachelor of Landscape Architecture from the University of Georgia, and is certified member of Congress of the New Urbanism (CNU)

Steve’s associations include the American Society of Landscape Architects, Urban Land Institute, Vistage – Executive Leadership Seminars, Former Board of Governors- Design Build Institute of America, Southeast Chapter, GSWCC Level II E&SC Certified.

About Hal

Hal leads Stites & Harbison’s Atlanta office, specializing in real estate legal services. He navigates the complex documentation needed to create sustainable mixed-use communities.For more than 30 years, Hal has developed a multifaceted real estate practice with four distinct concentrations: lending, development, condominiums and hospitality. Hal represents many local, regional and national banks throughout Georgia, Tennessee and the Southeast in closing loans secured by commercial real estate. He represents developers of retail, mixed-use, hotel and condominium projects throughout the United States. He has had extensive experience with the closing and subsequent development of large land assemblages for mixed-use projects. He also has experience in documenting condominium regimes for office parks, lofts, historic buildings and mixed-use developments with multiple associations.
